Questions Practice Managers Actually Ask
The short version of everything below: we measure, we document, we show up with the same team, and you can meet the owner. Here's the detail.
The 5 questions to ask any commercial cleaner
1. Do you ATP-test every clean — and can I see the numbers?
Yes and yes. Every visit, high-touch surfaces are swabbed with an ATP luminometer and scored in RLU. Our standard is below 25 RLU — the pass threshold used in hospital cleaning audits — and the readings are delivered to your inbox after every clean. Most cleaning companies don't own a luminometer. If they don't have a meter, they don't have a number. How the whole system works →
2. Do we get the same team every visit?
Yes. The same trained, background-checked team is assigned to your facility permanently. Rotating crews are why cleaning quality drifts — a different person every week cleans to a different standard. Ours doesn't drift because ours doesn't rotate.
3. Is photo-timestamped documentation delivered after every clean?
Yes — a room-by-room checklist with timestamped photos, plus the ATP readings, every visit, automatically. Not on request. Not quarterly. Every visit.
4. Who actually cleans — your employees or subcontracted vendors?
Our own team. No vendor networks, no subcontractors, no brokered crews. Many "cleaning companies" in Columbus are actually vendor managers — they sell the contract and subcontract the work. You never know who's in your building. With us, you always do.
5. Can I meet the owner?
Yes — he's probably the one doing your walkthrough. Erik Kuusisto owns Swiff & Span, lives in Columbus, and answers his own phone: (614) 758-7726.
About ATP testing
What is ATP testing?
ATP (adenosine triphosphate) is the energy molecule in all organic material — skin cells, saliva residue, food film. An ATP bioluminescence test swabs a surface, reads it in a luminometer, and returns an RLU (Relative Light Unit) score in seconds. Lower is cleaner. It's the same measurement method used in professional cleaning audits in hospitals and food processing.
What's a good RLU score?
Below 25 RLU — the pass threshold used in hospital cleaning audits — is our standard on high-touch surfaces. Typical untested office surfaces routinely exceed 300 RLU.
Does ATP testing prove disinfection?
No — and anyone who tells you it does is overclaiming. ATP measures organic residue: it verifies the surface was actually cleaned, to a measurable standard. It does not measure pathogen kill or regulatory compliance. That honesty matters to us: it's the one number that proves the cleaning happened, and we'd rather you know exactly what it means.
What happens if a surface reads high?
We re-clean it and re-test it, on the spot. That's the whole system — the number isn't decoration, it's the standard.
Switching, pricing, and logistics
We already have a cleaner. Why would we switch?
Ask your current cleaner the 5 questions above. If the answer to #1 is a blank look, you're paying for "trust me." A free ATP walkthrough of your facility — your surfaces, real readings, no obligation — will tell you in 30 minutes whether what you're paying for is what you're getting.
Isn't switching cleaning companies risky?
The real risk is drift you can't see. We de-risk the switch three ways: the walkthrough happens before any commitment, the first weeks are documented visit-by-visit so you can compare, and there's no long-term lock-in — our Founder's terms reward commitment, they don't require it.
How does pricing work?
Flat monthly rate, scoped at the walkthrough on your actual floor plan — square footage, room count, frequency. No hourly meters, no surprise line items. Founder's pricing for early practices: pay 3 months upfront, get the 4th month free and your rate locked for life. Month-to-month is always available at the standard rate.
Can you clean after hours?
Yes — evenings and weekends are standard for practices, so patients and clients are never disrupted. Facility access is handled however you're comfortable: key, code, or lockbox, documented in writing.
Are you insured and bonded?
Yes — fully insured and bonded, and every team member passes a background check before entering any facility. Certificates available on request.
What certifications and training do you hold?
IJCSA medical facility certification; staff trained on OSHA bloodborne pathogen standards, HIPAA-conscious conduct, EPA-registered disinfectant use at full label dwell time, color-coded microfiber protocol, and the noncritical/semicritical surface distinction used in clinical cleaning.
What areas do you serve?
Columbus and Central Ohio: Dublin, New Albany, Worthington, Upper Arlington, Powell, the Short North, German Village, and surrounding communities.
What kinds of facilities do you clean?
Dental practices, medical clinics, med spas and wellness studios, professional offices, and short-term rental properties (Airbnb/VRBO).
