The Airbnb Cleaning Checklist That Protects a 4.9

Nobody writes “the shower corner had buildup.” They write “nice place, a little dusty” and give four stars. Here is the list that prevents it.

Cleanliness is the only Airbnb subcategory where the gap between 4.7 and 4.9 is decided almost entirely by things the guest never mentions in the review.

Nobody writes "the shower corner had buildup." They write "nice place, a little dusty" and give four stars, and you spend a week guessing which surface did it.

I have turned over more than a thousand short-term rental units. The pattern is consistent enough to write down. Below is the checklist we actually run in Columbus, ordered by how much each item moves a rating rather than by how long it takes.

The eight surfaces that decide your cleanliness score

Start here. If a turnover is compressed and something has to give, nothing on this list is what gives.

  1. The shower corner and the door track. Where the wall meets the floor, and the channel the glass door slides in. Both hold soap film and both are at eye level for someone seated or bending. This is the single most common four-star trigger in the category.
  2. The freezer and the inside of the fridge door. Guests open the freezer within an hour of arrival. Ice buildup, a previous guest's forgotten item, or a sticky door shelf reframes the entire unit before they have unpacked.
  3. Under the bed and the bed frame rail. The first place a guest looks for a dropped phone charger, and the last place a rushed turnover reaches.
  4. The coffee maker, including the reservoir and the drip tray. Used on morning one. Old grounds or standing water in the tray is a stronger negative signal than dust anywhere else in the unit, because it goes in their mouth.
  5. Baseboards in the entry and the bathroom. The entry baseboard is what a guest sees while taking their shoes off. The bathroom baseboard collects hair, which is the highest-emotion finding in short-term rental cleaning.
  6. Light switches, remotes, and door handles. High touch, high visibility under lamp light, and the surfaces most associated with a previous occupant.
  7. The underside of the toilet seat and the hinge. Checked by more guests than hosts expect, and a hinge is where a fast wipe stops.
  8. Interior window sills and the sliding door track. Visible in daylight, collects insects and grit, almost never scoped.

The room-by-room checklist

Run in this order. Sequence is not arbitrary: top-down and clean-to-dirty keeps you from recontaminating a finished surface, which is the same order our cleaning process uses in clinical spaces.

Kitchen

  • Wipe upper cabinet faces and the top edge of the range hood before any counter work
  • Empty, wipe, and dry the fridge interior including the door shelves and the produce drawer
  • Defrost check on the freezer, remove any guest-left items
  • Coffee maker: empty grounds, wash the reservoir, dry the drip tray, reset with fresh supplies
  • Run the dishwasher empty if the previous guest left it loaded and unrun
  • Sink basin, faucet, and the seam where the faucet meets the deck
  • Counters last, then the floor, corners and under the toe-kick included
  • Check every drawer and cabinet for left items before you close out

Bathroom

  • Exhaust vent grille, dusted
  • Mirror and the glass edge, streak-free under the vanity light, not overhead light
  • Shower walls, then the corner seam, then the door track
  • Drain cover: hair removed, not just rinsed
  • Toilet including the seat underside, the hinge, and the base where it meets the floor
  • Restock: paper, soap, fresh towels folded to the same standard every time
  • Baseboards and floor corners last

Bedrooms

  • Strip and remake with fresh linen, check the mattress protector for stains before making
  • Under the bed, the frame rails, and the headboard top edge
  • Nightstand drawers opened and checked
  • Lamp switches and any charging surfaces wiped
  • Closet: hangers reset to an even count, any guest items removed
  • Window sill and blind slats

Living areas

  • Remote controls wiped, batteries confirmed working
  • Under and behind seat cushions, checked and cleared
  • Coffee table top and underside, where guests set drinks and where rings form
  • Electronics dusted, screens wiped with a dry microfiber
  • Floor corners and under furniture, not just traffic lanes

Entry and whole-unit finish

  • Entry baseboard and the inside of the front door, including the handle and the deadbolt
  • Light switches throughout
  • A final walk at guest height: stand in the doorway of each room and look, then sit down and look again
  • Photograph the finished state of each room

Why photographs are the actual protection

The checklist prevents the problem. Photographs resolve the dispute.

A guest reports the unit was not clean. Without a record, it is their word against a memory, and the platform resolves ambiguity in the guest's favor. With a timestamped photo set from the turnover, the conversation changes completely, and it takes minutes instead of a week.

Scent, and why it backfires

The instinct on a fast turnover is to spray something pleasant. It is the wrong move.

Fragrance signals concealment to a meaningful share of guests, and a scented unit that still has a musty closet reads worse than a neutral unit. Smells clean is a con covers the mechanism. The target is neutral: air moved, drains run, fabrics laundered, nothing added.

For units that sit vacant between bookings, run every faucet and flush every toilet during the turnover. Dry P-traps are the most common source of a smell hosts cannot locate.

Where measurement fits for a rental

Most hosts do not need surface testing. It is worth knowing what it does, though, because "looks clean" and "is clean" separate on exactly the surfaces guests touch most.

An ATP swab reads organic residue and returns a number in RLU. We hold cleans to below 25 RLU. On short-term rentals it is most useful as a one-time calibration: swab the counters, the remote, and the bathroom fixtures after a turnover you consider good, and you learn whether your standard is where you think it is. The economics, briefly

A rating drop from 4.9 to 4.7 in the cleanliness subcategory affects search placement and conversion at the exact moment a guest is comparing three similar units. Recovering it takes many consecutive clean reviews, because averages move slowly once you have volume.
